Policies
Reservation/Payment policy
A $23 processing fee plus 50% of your reservation balance is due within 7 days of booking. If we do not receive these monies within 7 days of booking, your reservation is subject to cancellation. Once we receive your deposit, you will receive a confirmation number and a letter from us – reservations will not be considered firm without a confirmation. The balance of your payment is due no less than 30 days before arrival. Cascade Vacation Rentals will not send out reminders for balance payments. If we do not receive the balance by the deadline, your reservation is subject to cancellation.
Cancellation/Transfer policy
Transfers between properties are considered cancellations.
If you do need to cancel your reservation for any reason, please notify us as soon as possible. We will make every effort to re-rent the property. If the property is re-rented for the same period of time, all monies, less 10% of the full rent and the $23 booking fee will be returned. If, after diligent effort, we are unable to re-rent the property, any advance payment will be forfeited.
If you notify our office of cancellation more than 30 days prior to scheduled arrival, you will automatically receive the above-mentioned refund.
Cancellations due to weather will receive no refunds or rebates
Check-in
Check-in is at 4pm. Our offices are open from 9am to 5pm Monday through Saturday. If you arrive outside of business hours your keys, map and other instructions will be left in the wooden box outside the office door.
Check Out
Check out is at 10am. Please be sure to carefully read any check out instructions contained in your check-in envelope or posted in the home.
Early Check-ins/Late Departures
Need to be arranged in advance and are not always possible. There is a $25 charge for each.
Keys
Pick up and drop off keys at our rental office. If you are arriving or departing after hours, we have a key drop box outside the door. There is a $25 charge for keys not returned.
Lock-out Charge
A $35 fee will be charged for all lockouts outside of business hours.
Trash
In our rural area, weekly trash pickup is often not available. Therefore, homeowners request that their guests remove the trash from the property upon check out. Please see your check-in envelope for specific instructions. There will be a $50 charge for trash left at the property.
Pets
Some of our homes allow pets with prior approval. If you would like to bring your pet, please contact our rental agents for approval and guidelines. There is a $50 fee per stay for every pet. Parties found with pets in homes without prior approval will be asked to leave immediately without refund and will pay a $100 cleaning fee. Any other pet damage will be charged back to renters.
Telephones, Televisions and Other Amenities
Many, but not all, of our homes have telephone, television and other amenities. Please double check the amenities you’ll need before renting. All amenities for our homes are listed on our website www.CascadeVacationRentals.com. Every effort is made to ensure that the information on the website is as accurate as possible.
Maintenance
Every effort is made to keep each property and its equipment in good working order. Please notify our rental agents of any difficulty you experience during your stay as soon as possible so repairs can be made in a timely manner. Please remember NO REFUNDS/REBATES will be given for mechanical failures.
Maximum Occupancy
The maximum occupancy of our homes is determined by the State of MN. More than the allotted number of guests is grounds for immediate termination without refund. Children under 2 do not count toward maximum occupancy. Tents, RV’s, and sleeping bags on the floor are not allowed.
House Parties
All of our homes are privately owned and our management contract with the owners prohibits house parties. Any parties abusing this policy will be terminated without refund.
Housekeeping
All homes will be furnished with bed linens, towels, bath and kitchen amenities. Homes are cleaned and inspected after check out only. If you wish to have housekeeping services during a longer stay, please contact our rental office for prices and availability.
Damages
Renters will be responsible for any damages or theft. You may be charged for such things as: damage above normal wear and tear, garbage left at home, pet damage, theft, long-distance telephone charges and extra cleaning costs.
